In what can only be described as a tremendous win, many significant changes occurred tonight at the Planning Board.

The Board did NOT vote to approve the plan tonight as is (much to the consternation of JF, Y.H,  Mayor Coles, ML and AK). JF and YH came all ready to approve the plan as is with no changes and they refused to allow the public to speak. Their attempt at a motion died when no one else went along with it. 


Chaos and confusion reigned as motion after motion was made and withdrawn. Follman asked many strong pointed questions forcing the board to see the folly of the current draft of the plan. When the Professional Planners were asked point blank - How many units would this Master Plan add -...

Earlier today we made a shocking discovery. As part of the Master Plan, Lakewood wants to receive 'Plan Endorsement' from NJ State. In a letter issued by NJ State in February 2016, a condition on page 5 was that Lakewood acknowledges that the State does not have the funds to widen Route 9 in the foreseeable future. 

That means that in order to have the Master Plan accepted by the State, we need to concede that Route 9 will not get widened!!

The Planning Board and Township Committee are desperate to get this passed ASAP but they won't explain why. They are scheduled for a vote Tuesday night October 3rd. They are hoping to obtain the State's approval termed as 'Plan Endorsement'.


So what's the rush?
Since no one in the Township will be upfront about it, we had to do a little digging.

The NJ State Planning Commission Lists Lakewood as Endorsed, but "No mapping until the PIA is addressed". That means that a conditional Plan endorsement was granted but until the Master Plan is completed and the ordinances enacted by the township committee, they won't obtain the coveted plan endorsement.

At the 10/6/16 Township Committee meeting at minute 24:38, http://youtu.be/rCj7_0DlDQQ Mayor Miller made the following announcement:


“As far as I’m concerned – my message out there – I’m done with all the density – I’m done with any additional rezoning – as far as I’m concerned under my watch as the mayor there is not going to be any rezoning from this committee – I defer to the master plan committee – but I think the sentiment out there is that we’re at capacity. We’re really at capacity and I kind of agree with you.”

Master Plan

Over the last 9 months, the Master Plan has gone through various stages.

Subcommittee Level

Initially, subcommittees were appointed. Coincidentally, the Density Subcommittee was rife with conflicts of interest skewed toward developers. The Subcommittee met and issued a draft report recommending no increases in Density. Inexplicably, after the 3 members with no conflicts fell ill, the remaining members (developers and their accomplices) met twice more in closed door meetings illegally locking the public out. In those meetings they voted to approve numerous zoning changes to increase density.

Final Planning Board Master Plan meeting Wednesday night September 13th at 6:00


Hi, 


I'm reaching out to you at this critical last moment. After many meetings it's now extremely clear - the public in Lakewood does NOT want this!!!!

This is a one sided Master Plan that gives the developers all of the upside with only veiled hints at requests for better building standards.

Something to think about - when a single application comes to the board - a lawyer presents all of the angles, you weigh everything carefully and hear the neighbors before making a careful decision.

The Planning Board will hold 4 public hearings to discuss the Master Plan and eventually vote on either adopting it as is or sending it back to T&M with requested revisions. The final version will be sent to the Township Committee.

The Township Committee has messed up again!!


The current ordinance allows a 5 story building to be built in the downtown (B-2 zone) with no parking spaces provided!!


Within the past year, 3-4 applicants sought to make use of this loophole to build large scale office buildings with no parking. In March 2016, an application for a 5 story building at the NW corner of 1st and Clifton with no parking was denied by the Planning Board. The applicant proposed a 5 store building totaling 94,975 square feet. In any other area in town, a building of this size would require 389 parking spots. In the congested parking deprived downtown - 0!!!

The Master Plan Committee is now sending their reports to the Planning Board. Per Justin Flancbaum, there will be several Planning Board meetings after Labor Day dedicated to reviewing the Master Plan reports in detail.

Schools as  permitted use throughout Lakewood should remain intact. 

The Township Committee has passed an ordinance that schools are allowed anywhere in Lakewood since they are 'inherently beneficial'. That means that if a school wants to buy the residential house next door to you and build a school building with many busses etc, there is very little that you can do...

There is an oft repeated claim that the Orthodox Community doesn't pay taxes. That is clearly not true. As the Lakewood Tax assessor himself has asserted, the vast majority of Lakewood does pay taxes - and they pay quite a lot. Yes there are many synagogues and schools that are rightfully tax free but the vast majority of Lakewood pays high taxes as they are required to.
