How Lakewood allowed a 'shopping mall' at Cedarbridge


At the close of a public hearing in January during which residents criticized a large shopping center proposed for the Cedarbridge development, Committeeman Issac Akerman addressed the crowd and apologized.


It was not the intention of the township committee, he said, to allow a developer affiliated with Lakewood’s largest yeshiva to build a nearly 200,000-square-foot shopping plaza, called Lakewood Shopping Village, in a growing part of town struggling with traffic congestion.


"When we approved retail, we were told it would keep traffic off Route 9,” Akerman said at the meeting. “We didn't know it would lead to a shopping mall."

As reported here in the WSJ.  If they can do it, why can't Lakewood do it too? Lakewood should ban all variances and zoning changes for a few years! At the very least, make it a ballot question for the voters to decide!

WOW!!! In a historic low for censorship of the press....


Yesterday TLS was in heavy censorship mode and many people who posted comments against the spin article had their IP address blocked by TLS. People who posted our rebuttal on twitter found their twitter feeds blocked by TLS.

The one thing that he could not control was the likes and dislikes feature. There were many dislikes on each pro comment (90+) and many likes on each anti comment. This morning - the entire function of liking or disliking a comment was removed from the site entirely since that was the only way for TLS to pretend that everyone is happy with the interview. Hey if there are no dislikes then everyone must like it right??

TBL - When seeing this article with much misinformation, I am compelled to respond to correct the record with some facts. I have nothing against the yeshiva and I hope they are matzliach in ruchniyos and gashmiyus but they need to finally begin to take into account the needs of the residents of Lakewood. Our intention in aiding the concerned residents opposed to the shopping Village was not to discuss the free gift of 240 acres, rather to oppose the building of retail shopping and insist that the original agreement of office buildings was kept to. When a builder purchased the shopping center at Chestnut and River he wanted to turn it into a popular shopping center. The problem was that there's barely any parking. His solution was to buy a neighboring plot of land that is owned by the Township. 


When the Township has a lot of land for sale, the sales are usually open to the public and there is an auction at the Township meeting. The bidding often increases the price significantly and earns extra money for the township. In this case, the builder did not want the lot to go for a public auction where it would cost him more and he may lose the bid. 


Instead, this lot was sold at a private sale. No notice was given to the public and no one was given the opportunity to bid. If the law require...

On 12/6/16, the owner of the plaza on the corner of Chestnut St & Route 9 asked the Planning Board to approve additional parking at the site. The board and the public questioned the fact that the bottom floor is not approved for retail use although the applicant is fixing the place for retail use and actually has a signed lease already. The applicant’s attorney claimed that he has the permits to do so without detail. Due to this and other concerns the board pushed the application to another date.

See our ad in The Voice on page 261. In the public forum on page 100, the Zoning Board Chairman was interviewed. He said that Lakewood is a pro-growth town and there is nothing wrong with growth. He blamed the state, county and township for not upgrading our roads. He said that if the township starts developing paper streets then then state will see that we are serious and they will be forced to widen Route 9 (huh??). This is a common deflection routine practiced here. Blame the State. If only they widened route 9 everything would be fine! Don't fall for this. The blame lies right here. Take Back Lakewood was started with the purpose of stopping the high density growth that is plaguing Lakewood now. We have a wonderful town and there are many homes available for sale in Lakewood and all of the neighboring towns. The current trend is that when a developer has a lot that can fit 2 houses, he tries to squeeze in 5 houses, 5 basements and 20 cars to maximize his profit. There are laws that require certain standards and we need to step up to ensure that those laws are being adhered to. We need to let the Township Committee and the Zoning and Planning Boards know that Lakewood is getting more and more congested and the traffic is getting worse and worse. At the 10/6/16 Township Committee meeting at minute 24:38, http://youtu.be/rCj7_0DlDQQ Mayor Miller made the following announcement:
“As far as I’m concerned – my message out there – I’m done with all the density – I’m done with any additional rezoning – as far as I’m concerned under my watch as the mayor there is not going to be any rezoning from this committee – I defer to the master plan committee – but I think the sentiment out there is that we’re at capacity. We’re really at capacity and I kind of agree with you.”
