After the March 5th agreement signed by PRV here there was significant disagreement in PRV as many residents and even members of the board had not been consulted nor had they agreed to the arrangements in the agreement. On March 9th, a meeting open to all PRV residents was held and a public vote was held on a new agreement. The residents voted in favor of the new agreement.

The primary changes in the new agreement are:

1) There will be no entrances to the Shopping Center on Pine Street. The only entrance will be on Ave of the States. The proposed entrance from Cedarbridge (if Vine is not able to be opened) was eliminated.

Zoning Board Meeting Review

On Monday night there was a zoning board meeting. At the meeting which ended past 11:00 PM, no applications were approved!  An application for 51 townhouses on 5 lots on W. County Line (near Pawnee) was denied with a unanimous vote after numerous neighbors spoke up in opposition. It was an excellent example of how a neighborhood came out to the meeting and spoke in opposition causing the board to deny the application that would have added heavy density to their area. An application for 4 duplexes (8 houses, 16 families and 32 cars) was denied with a unanimous vote after several people spoke in opposition. While billboards may seem like yesterday's news, we just obtained incriminating documents that show that what looked like a simple change of mind in regard to billboards - goes a lot deeper. It speaks to whether the votes cast by the township committee are for the benefit of the residents of Lakewood, or for the benefit of the few elite. 


 In July 2013 resolution 2013-51 was passed allowing electronic billboards in Lakewood. In June 2014, resolution 2014-31 was passed repealed 2013-51 with no explanation given.

Pine River Village (PRV) has come to a bad agreement with Cedarbridge and Lakewood Shopping Village (LSV). While Somerset Walk was originally a party to this agreement (and is listed in the draft below), they have since been removed from the final agreement that will be signed today. We will update the agreement here later today once it is signed. 


As Donald Trump would say - this is a terrible deal and we have bad negotiators. While Pine River Village was hoping for many concessions, they were left with a stripped down deal that gave them virtually nothing with minimal guarantees.

While at the last township committee meeting an ordinance allowing 5 electronic billboards died, shockingly it is back on the agenda for this Thursday's Township Committee meeting.


This is an attempt by The Lakewood Scoop (#fakenews) to manipulate our elected officials into passing an ordinance that will enable him to create a safety hazard around town. 


It is frustrating to see that just 2 weeks after their last attempt, this is back on the agenda yet a 4th time!! It calls into question the level of trust that we should place on our elected officials to act in the interest of the residents of Lakewood and not just for the select few. 


Please email the committeemen and tell them to vote NO!! on digital billboards!!

In a previous post we highlighted what happens when parking variances are given. Lest you be fooled into thinking that as long as there are no variances everything is okay, read on.


In April 2012, the Planning Board approved the beautiful Hertzka Beis Medrash on the site of the former Bais Eliyahu at 7th and Private Way. The ordinance for a shul requires parking based on the size of the sanctuary.

a. 800 to 1999 square feet: 1.0 space for every 100 sq. ft. 

b. 2000 to 2999 square feet: 1.25 spaces for every 100 sq. ft. 

c. 3000+ square feet: 1.50 spaces for every 100 sq. ft.

Imagine living in an area zoned for single family houses on large lots, and waking up one day to hundreds of duplexes on small lots or office buildings or shopping centers where they were not previously allowed. Well surely you would have been informed about the zoning change right?


Apparently, not in Lakewood! 


For many years the Township Committee passed ordinances changing zones in Lakewood without sending notices by mail to properties within 200 feet as required by law. How Lakewood allowed a 'shopping mall' at Cedarbridge


At the close of a public hearing in January during which residents criticized a large shopping center proposed for the Cedarbridge development, Committeeman Issac Akerman addressed the crowd and apologized.


It was not the intention of the township committee, he said, to allow a developer affiliated with Lakewood’s largest yeshiva to build a nearly 200,000-square-foot shopping plaza, called Lakewood Shopping Village, in a growing part of town struggling with traffic congestion.


"When we approved retail, we were told it would keep traffic off Route 9,” Akerman said at the meeting. “We didn't know it would lead to a shopping mall."
