Here is the long awaited Draft Traffic Study Report from Maser Consulting.

While it has been toted as the solution to all of our problems, ultimately - most of the proposals will be too costly for Lakewood Township to implement. Even if all of the proposals were implemented (which will never happen), the progress will be instantly wiped out by the proposed zoning changes in the ongoing Master Plan that is attempting to butcher the remaining open spaces in Lakewood.

We have a novel idea.......STOP THE DENSE CONSTRUCTION!!!!!!!

The Honorable Ray Coles - Mayor, Lakewood township
Mr. Justin Flancbaum - Chairman, Master Plan Committee

RE: Focus of the Master Plan Density Subcommittee

Gentlemen:

We write to you to constructively express some concerns and offer suggestions pertaining to the stated concerns. We recognize that the preponderance of the work done by all of the Master Plan committees has been completed by volunteers. To be sure, their willingness to serve is appreciated.

However well intended the volunteers may be, we are concerned that the focus of the density subcommittee is not in step with both the definition of a Master Plan and the purpose of the Master Plan process as outlined in NJSA 40:55D, the State of New Jersey Munici...

Hi Stan and Martin,

I read the minutes of the two secret meeting held on June 21 and June 29 that you attended. I watched tonights meeting that you attended https://youtu.be/Ci-A-QFhaEc and I watched the previous density subcommittee meetings that you attended including the contentious density subcommittee meeting on May 9th. I assume you read the draft report of the density subcommittee that recommended that no increases in density are considered. You heard the pleas of the residents to stop killing our quality of life and you heard the plea of developers to ...

Here is a package of letters sent by Brian Flannery to the Master Plan requesting rezoning for higher density.

PUBLIC NOTICE Please be advised that the Housing Density Subcommittee of the Lakewood Township Master Plan Committee will be conducting an Executive Meeting on July 6, 2017 at 6:00pm in the Auditorium of the Lakewood Township Municipal Building. The Public is welcome to attend this meeting.

This is the final meeting of the Density Subcommittee. Despite numerous requests by Seniors for a change of venue due to the intense heckling that was hurled at them by developers at the previous Density Subcommittee meeting, the meeting will be as scheduled at the Township building.

After that, the Main Master Plan Committee will be...

As far as the public knows, the next Master Plan meeting is on July 6th at 6:00 PM. The Township was kind enough to post notice of that on their site.

Here's what they don't want you to know....

Through OPRA requests we determined that a secret meeting of the Density Subcommittee was held approximately June 21st. The public was not informed and developers were there requesting 30 zoning changes!!

The matter was not resolved in one meeting and a 2nd secret meeting is taking place tomorrow Thursday June 29th at 3:00 in room 18 on the 2nd floor.  At that meeting they will attempt to finalize the drastic zoning changes and then present them as a final already approved matter at the July 6th meeting. It is outrageous that they are hiding th...

There will be a Zoning Board public hearing on Monday June 12th at 7:00.

The variances requested here are outlandish! Does the VAAD really condone this type of irresponsible building? Do they really think that the below applications are appropriate? Assuming not, we ask them to please publicly and vocally speak up to defend the homeowners of Lakewood whose lifestyle is being attacked by over-development.

The meeting will be streamed live on the First Amendment Activist Channel here. See the official agenda here.

Unfortunately, during this election season, those with a nefarious agenda have not refrained from spreading lies and misrepresentations. They have also conveniently lumped together all the local candidates running independently, thus attempting to apply guilt by association. By doing so, they didn’t need to do more than condemn one particular candidate for mesirah and the like, because that label was then easily applied to the other candidates.

This is shameful. By doing this, those who claim to be standing up for Torah and bnei Torah besmirched the good names of fine people who never hurt anyone.

Let’s take a look at one candidate named Dovid Gruman. Dovid has lived in Lakewood all his life. His zaide was a ta...

Reflections by David Gruman

Ever since I signed up to run for office, people have been asking me: “why?” or “what do you need this for?” These are questions that are not easy to tackle with a few simple words. The easiest way for me to answer these questions is by taking a few steps back.

I grew up in a very different Lakewood than what we see today. I remember when the thinking in town was that young couples get married, learn in kolel and then move out of Lakewood-either for a shteller or for work. Back then, the community was small, and we all knew and cared for each other. As the town grew, the mindset changed and more and more families started settling in Lakewood.

What happened to Lakewood is amazing for frum families. While we...

BREAKING NEWS!!

See here for background on the 2013 County Line ordinance where the Township passed an ordinance allowing commercial buildings on County Line without telling the people in the neighborhood as required by law. . Our incompetent township committee not only passed a faulty ordinance in 2013, but in 2017 when they were made aware, they were incapable in putting forth a motion to repeal the faulty ordinance.  See here for the lawsuit filed by residents of County Line against Lakewood Township.

In a pretrial hearing this morning in Ocean County Superior Court, the Plantiff's were represented by Arbus, Maybruch & Goode and the defendants were represented by Lakewood Township Attorney Steve Secare and Planning...

In the June 6th primary, it's clear who the good guys are and it's similarly clear who is pro development.

Ray Coles and Mike Delia although they're now trying to distance themselves from connection to development, are directly responsible for the high density that occurred in Lakewood for the last 15 years under their watch.

A deep dive was done by Township Committee Candidate Aaron Hirsch into where the candidates get their funding and the results were very revealing.

The primary donors to the campaigns were the township and planning board attorneys and engineers. I've always wonders how the professionals that are hired don't put a stop to the madness at the Township and Planning Board. Shouldn't their professional training and educa...

Hello to all my loyal supporters,

Due to the overwhelming amount of correspondence I have received since the VAAD endorsement was released, I apologize for the delay in responding to all of your messages personally but rest assured I will be responding to all of you personally within the next few days. For efficiency I decided to share my thoughts here  in the interim.

I too find it very disturbing that the Lakewood Vaad would write specifically about me that I am an unqualified candidate. They put out separate flyers for the republican and democrat election. I am running on the democratic ticket and I am the only candidate on that ticket that they are not endorsing.

They wrote “Regrettably, there is a vocal effort by several unqualifi...

As we documented earlier this week, TLS has refused to allow candidates for Lakewood Township Committee to advertise if they were not on the VAAD's wishlist. Today, TLS backed it up with a spin article form the VAAD on the need for community unity, a block vote, everyone coalescing behind the same poor candidates who got us into this mess etc.

They used lots of name dropping to pretend that voting for Delia and Coles is what is good for the world and that everyone else is bad. They made a case that the state elections look to Lakewood as a bastion of unity and we can't break that image or we'll lose it all.

Which makes this picture even more confusing.

All italics below are from the VAAD's endorsement.

Unsurprisingly, the VAAD has dug in their heels and endorsed Coles/Raitzik and Delia/Berman. For most people in Lakewood, that's an automatic sign that they should vote for the other candidates!! In their endorsement they write: Primary elections tend to have low turnout, which can lead to unqualified candidates pulling off upset wins. It is crucial that every eligible voter shows up to the polls and votes for the qualified candidates.

It seems like they define unqualified as someone who will not blindly follow their directives. The VAAD has not even made an attempt to sit down with the candidates and hear their ideas. Further, they have instructed TLS not to allow the new candidates to adve...

Amid much misinformation, it is critical that a few points are clarified:

See the misinformation article #1 here.

For the first time ever, the VAAD has felt is necessary to publish a full list of their members. It should be noted, that while they extoled the virtues of most of the members, the main member only received a 1 liner. It should be noted, that the majority of those listed are not active members, and the primary 4 members that meet are Shenky, AK, Benny and Weissberg.

Why is the VAAD scared that frum candidates will be less attuned to the needs of the community? That argument really doesn't fly here. Are they saying that if the VAAD candidate isn't elected suddenly the askanim will stop helping the kehilla? How will ...

Mike Delia was on the Township Committee many years ago. At the time, he ran for re-election and the Lakewood VAAD listed 7 reasons NOT to support Delia!!

We agree! Both TBL and the VAAD are unified in recommending NOT to vote for Delia!!

The VAAD's letter reads:

We have spoken to a broad spectrum of our community and feel that we cannot recommend Mike D'elia for the following reasons:

Broken promises to individuals and Mosdos

1) Broken promises that taxes and spending would be reduced. The tax  rate in Lakewood today is higher than in surrounding towns, despite the fact that far more Lakewood children are educated privately.

2) Over 100 Yeshivaleit in the Monmouth area were promised 3 years ago that the curb-sidewalk assessment...
